
Black streaks are a condition to identify, not a diagnosis to guess
Dark roof streaks are common in warm, humid regions such as South Mississippi. On asphalt shingles, brown-to-black discoloration is often associated with airborne algae. Shade, moisture, tree cover, and roof debris can make staining more noticeable or help organic growth persist.
Appearance alone does not identify every mark. Moss, lichen, leaves, soot, rust runoff, coating failure, and damaged roofing can look similar from the ground. That is why a useful roof-washing conversation starts with the roof material, its condition, access, nearby property, and what the discoloration appears to be - not an automatic promise to wash it.
The cleaning method has to fit the roof system
A roof is not a driveway. High-pressure washing can loosen granules or damage asphalt roofing, and aggressive cleaning can create problems around flashing, fasteners, seams, coatings, penetrations, and drainage details. Metal and commercial membrane systems also require material-specific judgment rather than a one-method-fits-all approach.

If the roof's manufacturer or warranty has specific cleaning instructions, those instructions belong in the decision.
What we evaluate before offering a roof wash
Photos are a useful starting point, but they do not replace an on-site condition and access review when one is needed. The quote should account for the whole work area, not only the darkest streak in a close-up.
- Roof material, visible condition, pitch, height, and safe access
- The type and extent of staining, organic growth, debris, and previous treatments
- Loose, lifted, cracked, punctured, or missing roofing materials
- Flashing, seams, fasteners, penetrations, gutters, drains, and signs of active leakage
- Landscaping, siding, windows, vehicles, outdoor equipment, and runoff paths below
- For businesses, operating hours, public access, rooftop equipment, tenants, and service-area coordination
A protection plan is part of the cleaning plan
Roof runoff does not stay on the roof. It can move toward gutters, downspouts, landscaping, walkways, neighboring materials, and occupied areas. Before eligible work begins, we discuss preparation and plan around the property below the roof as well as the roof itself.
Depending on the site, that planning may include moving vehicles and loose items, identifying sensitive plants and materials, managing access below the work area, and using appropriate wetting, rinsing, collection, or redirection steps. The exact plan depends on the roof, drainage, weather, and property layout.
What washing can - and cannot - solve
Cleaning can improve the appearance of an eligible, serviceable roof affected by removable organic staining and outdoor buildup. Results and the time they last vary with the material, condition, environment, and type of growth. A cleaned roof is not the same thing as a repaired roof.
Roof washing does not stop a leak, replace missing shingles, reseal failed flashing, rebuild soft decking, close membrane punctures, restore failed seams, reverse storm damage, or extend an end-of-life covering into a new roof. Cleaning also cannot guarantee that every discoloration will disappear or that organic staining will never return.
When a roofer should look first
Pause the cleaning discussion when there are signs that the roof system may be damaged or failing. For a home, active leaks, missing or lifted shingles, damaged flashing, soft decking, widespread granule loss, storm impact, or an aging covering call for a roofing evaluation. Ponding water, open laps, punctured membrane, failed seams, loose flashing, damaged rooftop penetrations, interior water entry, or a deteriorated coating are not washing problems. Wash, repair, or replace? Let the condition decide
Washing may fit when the roof is serviceable, the concern is primarily removable staining or growth, and the material and access support an appropriate cleaning method. Repair may fit when a localized defect is allowing water entry or threatening part of an otherwise serviceable system. Replacement may be the responsible discussion when age, widespread deterioration, repeated failures, or storm damage affects the roof as a system.
Those are different scopes performed for different outcomes. A cleaner should not diagnose a structural problem by appearance alone, and cosmetic improvement should not be used to hide a condition that needs a roofer. When the evidence is unclear, inspection comes before washing.
Residential and commercial roofs require different planning
A residential quote often centers on roof material, landscaping, gutters, vehicles, pets, and access around the home. A commercial request may also involve low-slope systems, drains, rooftop equipment, loading areas, tenants, customers, delivery schedules, and portions of the property that must remain open.
